Asphalt Crack Filling and Sealing in Florida

Mix Brothers Construction treats appropriate pavement cracks in commercial parking lots, private roads, multifamily communities, and other asphalt surfaces across Florida.

Crack treatment is intended to limit water and debris from entering open joints and to slow deterioration in otherwise serviceable pavement. The crack pattern, width, movement, surrounding asphalt, and project specification determine the preparation and material.

Crack-Treatment Capabilities

  • Crack cleaning and preparation
  • Hot-applied rubberized crack sealant
  • Asphalt joint sealing
  • Localized crack filling by project need
  • Parking-lot and private-road maintenance
  • Pre-sealcoat crack preparation
  • Evaluation of cracks near failed pavement
  • Phased work around active properties

Crack Filling vs. Crack Sealing

Both terms describe placing treatment material into prepared cracks, but materials and methods vary. Moving cracks may call for a flexible hot-applied sealant; less active voids may use a filling material specified for the condition. Routing, cleaning, drying, and reservoir dimensions are determined by the selected system and pavement.

What Crack Treatment Cannot Repair

Widespread alligator cracking, depressed pavement, potholes, pumping, and movement often indicate failure below the surface. Filling the visible cracks does not restore a weak base. Those areas should be evaluated for patching, removal and replacement, drainage correction, or broader rehabilitation.

Why Water Management Matters

Florida rain can enter open pavement and reach the base or subgrade. Timely crack treatment helps reduce a direct path for surface water, but it works best as one part of a maintenance plan that also addresses drainage, failed areas, surface condition, and future sealcoating or resurfacing.
