Sealcoating is a preventive surface treatment, not a structural repair. The pavement should be evaluated first so open cracks, potholes, failed areas, drainage concerns, and oil-contaminated spots can be addressed before coating.
Faded but structurally serviceable asphalt is generally a better candidate than pavement with widespread alligator cracking, movement, potholes, or base failure. Coating distressed pavement may improve color temporarily but will not restore structural support. Failed areas should be repaired before a maintenance coating is considered.
The work plan may include cleaning, vegetation removal, crack treatment, oil-spot preparation, masking, hand application around obstacles, and controlled coating passes. Product, mix design, application rate, and number of coats are selected according to the surface and project requirements.
Rain, pavement temperature, humidity, shade, and traffic affect application and curing. Commercial sites can often be divided into phases so agreed entrances or parking areas remain available. Reopening times are confirmed from field conditions and the selected material rather than promised as a universal schedule.
